Build a property research list with Labradoor Prospect

Use Prospect to narrow property research by geography and available ownership, equity, mortgage, and seller signals.

Start with a strategy

Labradoor Prospect moves the workflow from one address to a group of properties worth researching. Start with the area and the question you want to answer. Are you looking for ownership patterns, equity context, or properties that may warrant a closer financing review?

Search by city, ZIP, county, or a map area. Available records and features vary by market, so review what a filter actually returned before treating the list as complete.

Narrow the list, then inspect the property

Filters can help organize research by lead type, property characteristics, price, equity, and other supported signals. Look at the underlying property record rather than relying only on a badge or summary score.

Before contacting an owner, recheck the property's current listing and representation status. A historical cancelled listing does not establish that the home is available today. A property that matches a research filter is not a qualified lead until the relevant facts and the owner's interest are known.

Choose the next action

Review the ownership and mortgage context, open the property in the Analyzer when the numbers matter, and verify important assumptions. Build a short list you can explain, rather than a long list selected only by a score.

The web platform gives you more room for map and filter work. The iPhone app supports research in the field, and the Chrome extension adds context while you browse property listings.
