What does a Seller Motivation Score actually tell you?

Use Labradoor to organize property and ownership signals, then verify the facts before deciding whom to contact.

A score is a starting point, not an answer

Labradoor's Seller Motivation Score is a 0 to 100 research signal that organizes the property and ownership factors the product tracks. A higher score is not a measured probability that an owner will sell, and it does not establish intent, distress, or consent to contact them.

Use the score to decide where to look more closely. The useful work happens when you review the contributing information and ask whether it supports a real next step.

Read the underlying context

Look at ownership, estimated equity, mortgage context, property history, and available listing or seller signals. Depending on the property and records available, clues may include absentee ownership, pre-foreclosure, or portfolio ownership. No single clue tells the whole story.

Check the property identity and the freshness of the information. An owner may have refinanced, moved, relisted, or changed plans since a record was created. Estimated equity and mortgage fields need verification before they influence a financial decision.

Turn research into a useful conversation

An agent might use the context to prepare a specific question about the owner's plans. An investor might use it to prioritize further property analysis. A homeowner can use it to understand what the available records suggest about their own property.

A score never replaces a conversation, current records, or outreach permissions. Finding contact information does not by itself authorize a call, text, or email.
